Who Can Get a Buy-to-Let Mortgage?

Buy-to-let mortgages are available to both new and experienced landlords. To qualify, most lenders will expect:

A minimum annual income of £25,000


A strong credit history


A realistic rental income forecast, typically assessed using an Interest Coverage Ratio (ICR)—this means your rental income should exceed your mortgage payment by a set percentage (often 125–145%, stress-tested at around 5.5%).
